Every project gets its own entity. We keep each one clean and plan across all of them.

Development means a new LLC for each project, partners and investors who differ from deal to deal, and costs that build for months or years before anything is sold or leased. We keep the books for every entity separate and accurate, track what moves between them, and prepare returns and K-1s that your partners can rely on.

What developers get from working with us

  • Clean books for each project. We keep every entity’s costs, loans, and draws separate, so each project’s numbers stand on their own.
  • Costs treated correctly. We make sure development costs are capitalized or deducted according to the rules, which affects both your basis and your taxes.
  • Returns and K-1s on schedule. We coordinate filings across your entities, so partners and investors get their K-1s on time.
  • One person who knows your portfolio. You work with Eric directly, and he takes time to understand how your projects, partners, and entities fit together.

What we seeInvestor allocations calculated by hand in a spreadsheet nobody else understands.

How we helpWe review the tax effect of selling, refinancing, or exchanging a property before the deal closes.

In Texas, every project entity has its own state filing to keep up with.

Texas has no personal income tax, but most project LLCs still file an annual franchise tax report or Public Information Report, and related entities may need to report together as a combined group. Missing those reports can cost an entity its good standing, which can stall a closing or a refinance. Property tax appraisals also deserve attention as projects move from land to finished buildings. We keep every entity’s state filings on one calendar, so nothing slips.

One login for every project, without mixing their numbers.

Developers often manage each project in a separate QuickBooks file, or force several entities into one file that wasn’t set up for it. Either way, consolidated reporting becomes a monthly spreadsheet exercise. We set up your accounting system, whether QuickBooks, Sage Intacct, or another platform, so each entity stays separate and you can still see the whole portfolio at once.

Missed franchise reports or an IRS notice on a K-1? We’ll sort it out.

With many entities, it’s easy for one return or state report to fall through. Late partnership returns carry penalties for every partner, every month, and missed Texas reports can put an entity out of good standing. We help you find what’s missing, get each entity current, and respond to any notices.

How we start working with a real estate developer

  1. Talk it through. In a free, confidential consultation, tell us about your projects, your partners, and where the paperwork is falling behind.

  2. Map every project. We build a simple chart of your entities, who owns each one, and how money moves between them.

  3. Get each entity current. We clean up the books, correct cost treatment, and prepare returns and K-1s in the right order.

  4. Plan ahead for each deal.Regular reviews keep projects on track and bring tax questions up before closings, not after.
